Sacramento/Stockton/Modesto

So my wife and I are considering leaving the bay area for the central valley, since buying a house out here has gotten more and more frustrating by the day. We've basically been priced out of the market by foreign investors. Plus our budget will get us way more home out there. I grew up outside of Modesto but it's been 12 years since I left and now I'm not really familiar with the inner sub sections of the town, like places to avoid. I also know nothing about Sacramento other than I went to a few shows there and there's a FTC. We'll probably avoid Stockton all together, but who knows. It's not set in stone, just somthing we're throwing around. Any thoughts would be appreciated. We know the commute will suck.
